Every month the landlord should be able to show what was received, and the tenant what was paid. The generator's rent template asks for the reference month and the property, lists rent, building fees, property tax and other amounts separately, adds the total and, when you duplicate a receipt, moves on to the next month.

Under art. 320 of the Brazilian Civil Code, the release states the amount and kind of the debt, the name of the debtor or of whoever paid, the time and place of payment, and carries the creditor's signature or their representative's. The sole paragraph says the release is still valid without those elements if its terms or the circumstances show the debt was paid. In practice, fill in all of them: the more complete, the fewer disputes.
Yes. Art. 22, VI of Law 8,245/1991 obliges the landlord to provide an itemized receipt, and art. 319 of the Civil Code gives whoever pays the right to a proper release.
It proves a transfer happened but not which month or obligation it covers. The receipt ties the payment to the month and the property, and art. 320 of the Civil Code lists exactly what a release should state. The ideal is to keep both.
